What kind of work is expected?

General handyman tasks that do not require a license. Examples include:

  • Replacing toilet seats, light fixtures, or blinds

  • Minor caulking, drywall patching, or paint touch-ups

  • Cleaning gutters, fixing loose cabinet doors, installing smoke detectors

  • Changing HVAC filters, tightening door hardware
    We’ll assign specific tasks via our property management system—you will not be on-call 24/7.

Will I be paid in cash?  

A: No. This is a rent discount program. You’ll either:

  • Receive a 1099 at year-end if we track the labor value

  • Or accept a monthly rent credit, applied directly to your Buildium ledger

How much is the rent discount?

You'll receive up to $250–$300/month off your rent in exchange for a minimum of 8 hours of handyman work per month. The final rent amount depends on your skill level and availability

What if I have no handyman experience?

Then this program is not the right fit. We require applicants to show prior experience—through photos, work history, or landlord references. This isn’t a training position.

Can I pick which jobs I do?

No, but we’ll work with your schedule. You’ll receive tasks based on need. You can always say no to a job, but your rent discount is tied to completion of 16 hours/month.

Is this a full-time job or employment with RPM?

 No. This is a resident trade opportunity—not formal employment. You’re simply exchanging skilled help for lower rent.
