Before Submitting an Application:

→ In-Person Viewing – We encourage all applicants to view the home in person before applying. There are no refunds on the application fee once submitted, hence viewing the property is highly encouraged prior to applying.  At the very least, driving by the available unit will allow you to gage the distance from employment and schools. 

 ID and Proof of Income – Please have your government issued photo ID and proof of income ready. You will be required to upload a copy of these items with your application.


→ $49 Application Fee– The $49 Application fee will be required for each application. This can be paid with a credit or debit card at the end of the application. Application fees are not refundable under any circumstances.

→ Who Must Apply– Every occupant over 18 must fill out a separate application. Multiple people cannot submit their information on one application.

→ Pets and Animals– If you have a pet or assistance animal, you must complete a pet application using the link below. There is no cost for submitting a reasonable accommodation request for an assistance animal.

Rental Qualifications:

Well qualified applicants meet the following minimal requirements. Applicants that do not meet or exceed these requirements may be denied. These qualifications apply for all properties under our management.  Properties that are not under management may be subject to different qualification requirements.

→ Income– Minimum income of 3 times the rent in consistent, verifiable gross monthly income.

→ Credit– Minimum resident score of 580 with no judgments, bankruptcies, or foreclosures in the past 5 years.

→ Rental History– Well qualified applicants will have 24 months of continuous, positive, verifiable rental history as a tenant. No filed evictions or rule to vacate in the past 5 years.

→ Criminal History- Criminal records should contain no convictions for crimes involving violence, assault or battery,  manufacturing or distribution of illegal drugs or firearms within the past seven years, and no sexual offenses ever.

The full application takes approximately 5-10 minutes to complete. Please have your ID and proof of income ready, and click the link below to get started. Please remember, a separate application and $49 non-refundable background check fee is required for each adult occupant.

Pet and Animal Screening

Four-legged friends apply here! Whether a pet, ESA or assistance animal, we require all cats, dogs and animals be verified and screened by PetScreening.com. Simply sign up, complete your pet profile and you’re on your way! The pet application fee is $20 for the first pet and $15 for every additional pet, and there is no charge ($0) for submitting a reasonable accommodation request for an assistance animal.

Utilities Connection Assistance

We at Real Property Management, assist the tenants in many ways to promote quick and easy move ins, and to lower operational costs for our owners. We are ready to offer a new service to new tenants, called the Move-in Program. The Move-in Program helps tenants transfer all the utilities into their name before they move in.

Frequently Asked Questions:

The application process typically takes 2-3 business days before a decision can be made. One of the most time-consuming elements on our end is verifying employment and rental references. We strongly recommend that you notify your employer(s) and landlord(s) that you are expecting verification calls and request that they reply promptly. Your assistance with this will go a long way in expediting the application process. The results of your application will be sent by email.

Yes, we will contact your current and previous landlords to obtain rental references.

Even if you have no credit, we must still run a full background check including credit report. If there is no credit report, or the score is 0, we would calculate it as our lowest allowable score. If this is the case, the other factors on the application must be extremely strong in order to qualify.

If you have no rental history as lease holder, or if this is your first apartment, you must still complete the application with your most recent address history. If this is the case, the remaining factors on the application must be extremely strong in order to qualify.

If we received multiple applications for the same home, we will process them all at the same time. Incomplete applications will be rejected and the strongest remaining application will be approved. If that applicant fails to submit the Holding Fee in time, we will cancel their application, and move on to the next strongest applicant.

If there is more than one applicant in the household, we will combine the income and average the credit scores. Any applicant who fails to submit or complete their application or supporting docs, or who’s references cannot be verified, will have their income and credit excluded from consideration. The remaining applicant(s) must qualify on their own to be approved. Any applicant who fails to meet the criminal background criteria will not be approved and cannot live in the home.

If you are approved, you will receive a notice by email outlining the details of your approval. The email will include instructions on how to submit your Deposit to secure the apartment, and the subsequent steps to lease signing. Once approved, the holding fee must be received at our office by 5:00 pm the following business day. During this time, showings will be paused, but applications will still be accepted as back-ups. If the Deposit is not received before the deadline, the approval will be cancelled, showings will resume, and the next qualified application will be approved.

No. We require all applicants to use our rental application. This ensures that we receive all of the information needed, and also gives us authorization to obtain the background screening report and verify references.

We do not allow cosigners. During the review process, we will only factor in applications from those who will be living in the home as their primary residence.
