What are your primary qualifications?

Basic Qualifications:   

Application fee of $49 per adult (non-refundable)


 
-Favorable rental history: No filed eviction less than 5 years old and no breaking of lease agreement.

 -Steady sources of income: Applicants need to have a gross household income that is three times the monthly rental to be eligible.

 -Valid Bank Account: A functioning bank account with a routing number is required for financial transactions. Chime accounts are ok!

 Additional Requirements:
If applicants don't meet the basic qualifications, they may have to meet extra conditions like paying two months' rent in advance or agreeing to a higher monthly rent.

- Income/Employment History:
The most recent 6 months of income history will be evaluated, and only verifiable income will be taken into consideration. Unverifiable income will not be considered for the application process.

Can I find an option for a Security Deposit Free rental?

How do I qualify for deposit-free living?

Qualifying for deposit-free living with Obligo is a breeze!
 We provide three easy options to qualify in-app:
1.With a US bank account, checking or savings, connected with Open Banking
2. With two cards and a soft credit check
3. With two non-US cards and an ID verification

If you don’t have access to a US bank account, Obligo offers alternative options to qualify. You can choose to qualify with two US credit or debit cards and a soft credit check, or with two non-US credit or debit cards and ID verification with a passport.

Do we accept the Section 8 Voucher?

Disclosure: At this time, we're unable to accept Section 8, however, we remain committed to providing affordable housing options for all. 

What are the options available for rent payments?

Tenants can conveniently pay rent online via the online portal or opt for cash payments at any Wal-Mart or CVS Pharmacy location, providing flexibility and convenience for rent payment methods

Reasons your application could be immediately rejected:

- Eviction by a landlord within the previous 5 years


-Outstanding debts to a former landlord


- Current open bankruptcy and felony convictions can include crimes against individuals or property, manufacturing or distributing controlled substances, sex-related offenses, theft by check, or fraudulent check-related crimes

- Inability to verify identity

Pet/Animal Policy

Pet/Animal Screening Process  We require all applicants, including those without pets, to undergo a third-party screening and review process, regardless of whether they own pets or not. Using PetScreening.com helps us keep accurate records of pets and ensures that our pet policies are acknowledged.


Applicable Charges  There is a charge of $25 imposed by PetScreening.com for each pet in a household. This is separate from the rental application fee. Nevertheless, individuals who require accommodations for assistance animals or residents who do not have a pet can create profiles for free. An email link will be sent to you to complete the pet/animal application on PetScreening.com. Pet owners will need to pay a renewal fee. Assistance animal and no-pet profiles can be renewed for free.


 Pet-Related Fees  For pets, the monthly charges range from $50 to $100 per pet. Verified assistance animals are not subject to any charges.


 Pet Acceptance and Prohibited Breeds  Please note that only specific properties permit pets. We have a strict policy against certain dog breeds such as Akita, American Bulldog, Chow, Doberman, German Shepherd, Husky/Siberian Husky, Malamute, Mastiff/Bull mastiff, Pit Bull/Pit Bull Terrier/American Pit Bull Terrier, Presa Canario, Rottweiler, Staffordshire Terrier/American Staffordshire Terrier, Wolf/Wolf Dog/Wolf Hybrid, and any dog with any of these breeds in their lineage. Dogs with a history of violent behavior are not permitted on the property.

Assistance Animals, such as service animals and support animals, fall into a separate category and are not considered pets. As such, they are not subject to any fees. Still, they do require a complete and approved screening via Petscreening.com.
