  • Income: Gross Monthly Income must be 3x the monthly rent.
  • Credit: Minimum Resident Score of 580 required.
  • Stability: At least 6 months of steady employment is required.
  • Bank Standing: Valid account proof of good standing required.

Rental & Criminal

  • History: Favorable and verifiable rental history. No filed evictions (Rule to Vacate) within the past 5 years.
  • Compliance: No breaking of lease agreements within the past 5 years.
  • Criminal: No convictions for violence, drugs, or firearms within 7 years.

Acceptable Income Documentation

Bank statements and screenshots of deposits are NOT accepted as primary income proof.

Hourly / Salaried:
1 full month of paystubs including Year-to-Date (YTD) totals.
New Employment / Relocation:
Offer letter on company letterhead starting within 30 days of move-in.
Self-Employed / Commission:
The last two years of your personal tax returns.
Government / Support:
SS Disbursement letters or Court-ordered child support documents.

Lease Co-Signer Details

Available if income is < 3x rent. Co-signers must have a 700+ score. Cannot be used for applicants with poor credit history or prior evictions.
