Frequently asked questions

Your drain is clogged. Now What?

Try plunging your toilet first. If our maintenance staff respond to a call to unclog a toilet caused by a tenant you will be charged.

We Don’t Always Bill the Tenants for Clogged Pipes

For the most part, clogged pipes are considered a rental tenant’s responsibility; but there are occasional exceptions.

It’s important for a rental tenant to understand is that as property managers we want tenants to pay for items that are considered associated with a tenant’s activities and for property owners to pay for those items associated with the property itself.

What should I do about ants?

As seasons change, ants like to migrate inside.

My toilet won't flush, what should I try?

Before contacting our maintenance staff to unclog a toilet caused by a tenant, we kindly suggest attempting to plunge it yourself. By doing so, you can save yourself from any potential charges that may be incurred for our staff's services.

If you miss an appointment for the Landlord, their representative, or a repairman at the Premises or another location, within fifteen minutes of the scheduled time, you will be charged a Missed Appointment Fee of $50.00 plus any additional fees incurred, which will be collected as Rent in addition to any other applicable charges.

I put in a maintenance request, why hasn't anyone come?

If you did not give permission to enter, we may have tried to contact you to set up a time, but have not been able to get in touch with you.
